– You are selling your home, its a good idea to get an inspection done prior to listing so you know any issues that may come up during the process.

– You are an investor and want to make sure the home you are purchasing has all the necessary parts and systems to keep it in good shape and safe for the long term.

– You are a real estate agent and want to make sure your clients are getting a good deal.

– You are a home owner and want to make sure your home is in good shape. – You are considering a major renovation and want to make sure you are doing the right thing.

Why do you need to have a home inspection before buying?

Most importantly, you need to have a home inspection if you are thinking about buying a new home. A home inspection will help you get a better idea of how well the home will meet your needs and help you determine if it is a good deal. If you are buying a new home, you want to make sure the structure is sound, there are no major issues with the electrical, plumbing, or heating/cooling systems, and that the home is in good condition. If you are buying a home for investment purposes, you want to make sure the home has all the necessary parts and systems to keep it in good shape and safe for the long term.

If you are selling your home, its a great idea to go ahead and get an inspection done for yourself. Now, doing this the buyer still gets to do their own inspection, however you will be well informed adhead of time of any issues that you may have with your property. You will then be able to plan accordingly and prepare to either fix these issues prior to listing, or know what consessions you may need to make when the buyer inspection report comes back.

Finding a Home Inspector

There are many ways to find a home inspector. Talk to some of your friends who have recently purchased a home or used a professional home inspector to find one. Another way to find a home inspector is to ask your real estate agent, the seller of the home, an architect, or someone you know who has recently purchased a home. You can also ask around at your local Realtor association or do a quick internet search to see if a home inspector has any reviews and/or recommendations on social media. Home inspectors can be licensed by state governments or by the National Association of Home Inspectors. If you are having a home inspection done by a home inspector who is not licensed by the state, you could be putting your family at risk.

Things to Look For

– Structural Integrity – Does the structure look solid and structurally sound? Is the foundation secure? Are the framing and walls in good condition?

– Electrical – Is the electrical system safe for use? Does it have the necessary parts and wiring to keep your family safe? Is the installed equipment in good condition?

– Plumbing – Does the plumbing system appear to be safe for use? Does it have enough capacity to handle the needs of your home? Does it have appropriate fixtures and faucets? Are fixtures in good condition?

– Heating/Cooling – Does the home have properly functioning heating and cooling systems? Are they in good condition?

– Safety – Is the home in good condition? Is it safe? Is it well maintained? – Maintenance – Is the home maintained? Is it well maintained?

The home inspection is a great way to get a better sense of what you’re getting yourself into. It will help you get an understanding of how well the home meets your needs, how safe the home is, and if there are any maintenance issues. If you are not comfortable with the level of detail during a home inspection, you should have a home inspection done by a professional.
